The CC has four members: Carol LeBlanc, Shannon Tully, Leslie Johnson and Jim Joyce. The CC meets as/if required as most business items we can manage via electronic means. We are no longer operating under the social distancing restrictions for in-person meetings.
CC manages the HOA’s Web Site www.kensingtonhomeowners.com hosted by GoDaddy. We received 781 hits in March 2022 and 1189 hits in February 2022. Our monthly overall average is 1675. Our account is paid until March 2025.
The Groups.io HOA communications system continues to work well. We currently have 289 HOA email members on the system. Groupsio is being used with 87 messages exchanged so far in 2022. We continue to have good support from our residents in using the system and we hope all new residents are getting the word to sign up. There were two apparent bogus attempts to sign on to the Group in March, there always seems to be at least one a month.
Our Twitter account has had 732 Tweets since it was activated in March 2013. We have 38 followers on Twitter. In addition, our Twitter account is linked to our web site, you do not have to have a Twitter account to read our Tweets, just go to the web site tab.
So far 65 Kensington residences have requested the cipher code for the BBC. The lock cipher code was last changed on 11 March 2022. Live video coverage of the BBC is linked to the HOA website 24/7 using Cox Communications and Nest cameras. From monitoring the two video feeds it appears most Kensington users/players are following the post-Covid 19 rules. We had a problem with the outside gate latch but were able to repair it with parts on hand.
We last held a community garage sale on Saturday, 18 September 2021.
All speed hump and fire hydrant snow reflectors have been removed and stored away until next winter. About 10 reflector posts disappeared over the winter. Some of the smaller/thinner reflector posts have deteriorated and will need to be replaced next year.
One vehicle was ordered towed during this reporting period and one parking warning was issued. One extended parking pass was issued in February 2022. Three Nest cameras are operational in the vicinity of the Billberry overflow lot and gazebo. They are also linked to our HOA web site.
The Flock Safety license plate capture system continues to operate without problem. We capture about 6000 data points a month based on an average of 300 Route 50 entrances per day via Woodberry Meadow.
